Yes it certainly is. A Contract Review will give you an understanding of the Contract. We'll raise any Red Flags that you should be aware of.

What happens if I'm not successful at auction? Are there any other fees & charges?

No hidden fees & charges by SYDNEY CONVEYANCING apply except the initial payment that you make before Contract Review, if you're not successful at auction.

Will the seller's Conveyancer respond in time

We suggest that any required changes to the Contract are sent to Seller's Conveyancer ASAP so they get reasonable time to respond back to SYDNEY CONVEYANCING.

How long does it take to complete Contract Review

Usually we complete our Contract Review within 8 - 12 work hours. This will include our written feedback to you & list of suggested changes to the Contract.

Your to-dos

  • CONTRACT OF SALE
    Please ask the Real Estate Agent to email you a copy of the Contract of sale that you can forward to us.

  • QUESTIONS & CONCERNS
    Ask any questions that you have regarding the contract or the Conveyancing process. Ask for any changes that you need done to the contract. 

  • DUE DILIGENCE
    Inspect the property yourself and/or organise professional inspections such as Building and/or Pest and/or Strata inspection, We assist our clients in ordering these inspections. Please discuss with SYDNEY CONVEYANCING.

  • GET READY TO SIGN CONTRACT
    The process to sign the Contract of Sale varies depending upon how you're purchasing the property. Please ask us any questions and raise any concerns regarding signing the Contract & paying the initial deposit.

  • SHARE CONTRACT WITH YOUR MORTGAGE BROKER/BANKER
    Please share the Contract of sale with your mortgage broker or banker so they can start organising loan approval. Also, this gives them an opportunity to raise any concerns about the property or the Contract.

  • ANSWER YOUR QUESTIONS 
    We'll answer any questions that you have regarding the Contract or Conveyancing in general.

  • ASSIST YOU IN YOUR DUE DILIGENCE
    We can assist you in organising Pest/Building/Strata or other inspections. Please discuss this with us ASAP so there is enough time for such inspections to be completed, reports being forwarded to you & most importantly you get time to review these reports and discuss them with the inspector to get advice.

  • SEEK CHANGES TERMS OF THE CONTRACT
    We'll liaise with Seller's Conveyancer & seek changes to the Contract as discussed with you.

  • SELLER'S RESPONSE TO REQUESTED CHANGES 
    We'll share the Seller's response to the changes that we sought & answer any questions that you might have.

  • GET YOU READY FOR SIGNING THE CONTRACT
    We'll discuss this process & get you ready to sign the contract and pay the initial deposit.
 

Why review a Contract before signing?

So you understand what you are commiting to & any red flags are raised before you sign the contract. You get an opportunity to raise any concerns and ask questions about the contract & Conveyancing in general. So that the Contract terms & conditions can be negotiated in your favour.

 

Get the Contract reviewed by a Licensed Conveyancer at SYDNEY CONVEYANCING before you commit

  • Forward the Contract to SYDNEY CONVEYANCING ASAP & before signing the contract of sale if possible.
  • Discuss your intention to buy a property with your Mortgage Broker or Banker. 
  • We review the Contract in depth. Provide written feedback including any Red Flags that you should be aware of and recommended list of the changes to the contrat.
  • We negotiate the contract of sale with Seller's Conveyancer before you sign the contract. If you have signed the contract already, contract can be negotiated within the cooling off period.
  • If you're attending auction, then it is extremely important that the contract is negotiated, the property is inspected and you have a mortgage pre-approval before attending auction.
  • If you purchase the property in question, then our Contract Review cost is covered within our Conveyancing quote.
